A. CALL TO ORDER
A meeting of the Board of Adjustments and Appeals of Maplewood, Minnesota, was held in
the Council Chambers, Municipal Building, and was called to order at 7:58 P.M. by
Chairman Murdock.

C. APPROVAL OF MINUTES
1. Meeting No. 74 -8 (December 12, 1974)
Councilman Wiegert moved to approve the Minutes of Meeting No 74 -8 (December 12
1974) as submitted.
Seconded by Councilman Greavu. Ayes - all.
D. PUBLIC HEARINGS
1. Lot Width Variance - Kohlman Avenue /Fitch Road (continued from December 12, 1974)
a. Manager Miller stated Council had tabled this matter and requested staff to in-
vestigate the lot patterns in the area. Manager Miller presented the staff report
as follows:
The area on either side of Kohlman Avenue between Fitch Road and English Street was
subdivided under "Gardena Addition" plat into 66 foot wide by 635 foot deep lots on
the north side and 66 foot wide by 310 foot deep lots on the south side. A number
of minor shifts of adjacent lot lines have occurred since the original plat. Addit-
ionally, Clarence Street was added as a cul -de -sac and a number of the original lots
were redivided into east -west parcels fronting on Clarence. The new Clarence Street
lots were wider (100 feet plus) and shallower (150 to 200 feet). Elm Street on the
easterly side of the plat was also added as a north -south connector between County
Road C and Kohlman Avenue and a similar pattern of redivision into east -west lots
occurred on this street.
Of the 21 single family homes presently fronting on Kohlman between Fitch Road and
English 11 appear to be situated on less than 75 foot wide lots (primarily 66 foot
parcels), 3 are located on 75 foot wide lots and 7 are located on 100 foot t lots.
Four; of the homes built on less that 75 foot wide lots are located on parcels where
the adjacent lot is also owned by the home owner.
The basic development pattern emerging in this area is one of individual property
owners in concert with one or two neighbors attempting to find individual solutions
to a practical method of utilizing narrow and overly deep parcels. In general the

solutions arrived at provide for wider and shallower lots more in keeping with
present City Codes for single family size parcels.
b. Councilman Wiegert moved to al�'rove the lot width variance for Lot 54, Garr'
dena Addition as requested by Tony Oswald.
Seconded by Councilman Greavu. Ayes - all.
