Horton's coffee and doughnut shop.

A new multi-tenant retail space is being built at 2158 Rice St., the site of a former Sinclair gas station.
One tenant will be a Tim Horton's, a Canadian-based chain known for its coffee and doughnuts. The new

A vacant gas station site is being repurposed in Maplewood, and one future tenant will be Tim Horton's, a
Canadian-based company famous for its coffee and doughnuts.
A new, multi-tenant commercial space called the Rice Street Shoppes at 2158 Rice St., located at the
corner of Rice Street and County Road B, will share the block with a Cub Foods grocery store and Victory
Auto Service.
Steve Johnson from Solomon Real Estate Group said the retail space is estimated to open around June
1. He said he can't reveal what other businesses will use the space, as the leases have not yet been
finalized, but added that Tim Horton's will serve as the anchor tenant for the space.
Tim Horton's is a popular stop for Canadians and has recently made the hop over the border into the
United States. Tim Horton's opened it's first, highly anticipated Twin Cities restaurant in the University of
Minnesota neighborhood of Dinkytown last fall.
The building will be 6,240 square feet and have space for up to four tenants and include a drive-thru
lane.
A Sinclair gas station, built in 1966, had been located at the site until 2010, when Maplewood issued a
demolition permit for the building and removal of the underground gas tanks.
In 2016 Johnson approached the city with a plan to construct the retail space. The project was approved
Oct. 25, 2016, and construction began shortly thereafter.
In materials presented to Maplewood city staff, developers wrote, "The new building aesthetics will
include contemporary architecture that will establish the property as a very high quality and visually
appealing project."
The retail space will share a driveway with the Cub Foods grocery store. Super Valu, which owns Cub
Foods grocery stores, has agreed to allow employees from the new retail building to use 15 of the grocery
store's parking spots.
The multi-tenant commercial building will also have 42 of its own parking spaces for customers on the
site, which is less than one acre.
Super Valu also granted easements to Solomon for access to the site and to address drainage issues.
In exchange for use of some of Cub's parking lot and the easements, the new retail space and Cub Foods
will share a new, prominent sign along Rice Street.
The developers added that the new development will "generate excitement within the local community
and bring new patrons to the area which will enhance shopping and dining visits to other nearby
merchants."
Johnson cited the highly-visible corner and a need for service-type uses near Cub Foods as reasons for
the real estate investment.
