NOTICE OF ASSESSMENT HEARING
NOTICE IS HEREBY GIVEN that the City Council of Maplewood, Minnesota, will meet in the council chambers of the
Maplewood Municipal Building, 1830 County Road B East, Maplewood, Minnesota at 7:00 p.m. on Monday, March 14, 2016
to hear all persons concerning the adoption of the assessment roll for Public Improvement Project 13-10, Beebe Road Street
Improvements and to adopt the assessment roll as presented or amended. This hearing is scheduled pursuant to Minnesota
Statutes Chapter 429. The assessment roll as herein described is on file in the office of the city clerk. Questions regarding the
assessment roll may be addressed to the office of the city engineer. The total amount to be assessed is $302,943.81.
The general nature of the improvement is full -depth pavement reclamation, concrete curb and gutter repair, new pavement
installation, and the installation of a bituminous walkway. This project includes those properties abutting Beebe Road from
Larpenteur Avenue to Holloway Avenue.
Persons who wish to be heard or to objectwith reference to this matter may presenttheir cases atthis hearing, either orally or
in writing. No appeal may be taken as to the amount of any assessment adopted unless a written objection signed by the
property owner is filed with the city clerk prior to the assessment hearing or presented to the presiding officer at the hearing.
An owner may appeal an assessment to district court pursuant to M.A. Section 429.081 by serving notice of the appeal upon
the mayor or city clerk of the City of Maplewood within thirty (30) days after the adoption of the assessment and by filing such
notice with the district court within ten (10) days after service upon the mayor and city clerk.
Under provisions of Minnesota Statutes Section 435.193 to 435.195 the city may, at its discretion, defer the payment of
assessments for homestead property owned by a person not less than 65 years of age or homestead properties for persons
retired by virtue of a certified permanent and total disability for whom it would be a hardship to make the payments. The
council may also defer any homestead underdeveloped or undeveloped properties for which it would be a financial hardship
to pay the assessment. The procedures for applying for such deferment are available from the office of the city engineer.
The following information shall also apply:
1. The property owner shall have the right to prepay the entire assessment. Your assessment may be paid without interest
from March 15, 2016 through April 13, 2016 to the City of Maplewood at the Department of Public Works, 1902 County Road
B East, Maplewood, Minnesota.
2. Partial prepayment of the assessment has been authorized by ordinance. Partial payment, if made, should be a minimum
of 25% of the levied assessment amount.
3. The rate of interest to be accrued, if the assessment is not prepaid within the required time period, is proposed to be 3.75%
(final interest rate determined at time of bond sale) commencing on the date of adoption by the city council and running for 8
calendar years for commercial properties and 8 calendar years for residential properties.
4. The amount to be specially assessed against your property is shown on the attached public improvement Statement of
Assessment.
This is an important hearing because this is your last opportunity to be heard on the matter of this assessment, which affects
your property. If you have any questions regarding this assessment, please call the Engineering Department at 651-249-

Area Street Improvements and to adopt the assessment roll as presented or amended. This hearing is scheduled pursuant to

regarding the assessment roll may be addressed to the office of the city engineer. The total amount to be assessed is
$835,149.78.

sac, Moreland Court from McKnight Road to cul-de-sac, Oak Heights Court from Lakewood Drive to cul-de-sac, Schadt Drive
from Lakewood Drive to Sterling Street, Snowshoe Court from Lakewood Drive to cul-de-sac, Snowshoe Lane from McKnight
Road to Lakewood Drive, Sterling Street from Schadt Drive to Carver Avenue, and Sterling Street from Londin Lane to
Linwood Avenue

pavement installation. This project includes those properties in the City of Maplewood abutting Bellaire Avenue from Beam
Avenue to Lydia Avenue.
Persons who wish to be heard or to object with reference to this matter may present their cases at this hearing, either orally or
